Royal Exchange, Manchester

One of Manchester’s most iconic buildings, synonymous with high-end shopping and fantastic theatre, but sadly not for the 100,000 sq ft of office space it includes. Five floors of empty units had been all but forgotten about by the region’s agents and occupiers. Appointed in April 2015, the SpaceInvader team worked closely with the new owners, agents and the city to set a strategy to redevelop the Grade II listed structure and address a number challenges that had previously held it back.

The cat a office refurbishment includes a variety of individual solutions to meet the requirements of each unit or floor as they differ depending on the location within the building. However, each solution maximises the building’s opportunities and provides enhanced ceiling heights, and new M&E systems required by occupiers. Entrance areas have been enlarged to allow better lounge facilities, whilst the roof space has been transformed into a garden for occupiers to use for meetings and parties. SpaceInvader has developed a grown up premium brand for the building which involves high end services alongside premium finishes to reflect its target market.

The Northern office refurbishment was completed in late 2016 with a total construction value of circa £12 million.
