The newly redesigned Overbury office in Manchester, located on the 13th floor of Chancery Place, is a powerful representation of the company’s values and vision.
This transformation of 6,867 sq. ft. of commercial space provides a vibrant, future-focused environment that combines sustainability, connectivity, and organic design. The project reflects Overbury’s commitment to delivering high-quality spaces that inspire both employees and clients, fostering a culture of collaboration and innovation.
We were tasked with reimagining Overbury’s Manchester office to create an inspiring, high-performance workspace that embodied the company’s ethos of excellence.
The design concept centred around the idea of "connection", connecting people, the city of Manchester, nature, and contrasting elements within the workplace. The result is a sophisticated, functional, and sustainable office that meets the diverse needs of the team and enhances their overall experience.
The space is defined by a mix of carefully curated work settings, including touchdown workstations, private focus rooms, informal and formal meeting areas, and a wellness retreat. This diverse array of spaces promotes flexibility, allowing employees to choose the environment best suited to their work needs. The design also features a social hub, encouraging collaboration and a sense of community within the office.
One of the most striking elements of the redesign is the sculptural ceiling inspired by Overbury’s nautilus shell brand identity. This bold feature not only serves as an aesthetic focal point but also provides an acoustic solution, enhancing the sound quality across the office.
The use of organic shapes and biophilic design elements, such as natural textures and greenery, creates a calming atmosphere that supports the well-being of the employees.
These design choices have proven to have a measurable impact on both employee satisfaction and productivity, with feedback highlighting the variety of work settings and the improved comfort levels as key drivers for engagement.
Sustainability was integral to the design from the outset. A range of low-embodied carbon materials, FSC-certified timber, energy-efficient lighting, and recycled finishes were incorporated throughout the space.
These choices reflect Overbury’s commitment to reducing environmental impact while enhancing the user experience. The office is also working towards achieving SKA Gold certification, a prestigious standard that recognises sustainable design and construction practices.
This certification further solidifies Overbury’s commitment to environmental responsibility and aligns with its long-term goals to reduce its carbon footprint.
The project faced some technical challenges, particularly in integrating Overbury’s nautilus shell motif into the feature ceiling without compromising the acoustic or lighting performance.
Collaborating with Autex Acoustics, SpaceInvader developed a bespoke solution that combined sound absorption with a striking visual statement.
Additionally, site access restrictions in the busy city centre required careful planning to minimise disruption and ensure smooth delivery, a challenge that was met with meticulous attention to detail.
Overbury’s redesigned Manchester office is a standout example of how a well-designed workplace can have a profound impact on both business performance and employee satisfaction. By prioritising sustainability, flexibility, and the integration of nature, the office is a testament to the future of commercial interior design, a space that not only supports work but also promotes collaboration, creativity, and a sense of belonging.

Working within a set budget, SpaceInvader’s design team prioritised high-impact yet cost-effective solutions, ensuring the office met both functional and aesthetic requirements without exceeding financial constraints. This was achieved through innovative materials, off-site prefabrication where possible, and close collaboration with Overbury’s specialist subcontractors.
